How listing ranking works
A practical guide for agents: how homes surface on Impahla search, browse, and map - without the technical weeds.
Simple picture
Public results are ordered in broad bands first. Within a band, the buyer's sort choice (price, newest, size, and so on) applies. Placement can vary as listings change status, promo windows end, or filters narrow the set.
- Featured / premium (active) - boosted placements surface first among available stock.
- Other active listings - standard publicly live properties matching the search.
- Sold or rented - when those statuses are included for the browse mode, they appear after available stock.
What shapes order
Active listings with featured / premium placement are prioritised ahead of ordinary active listings in search and browse (within the same filter set). They also power the Featured strip on the home page when eligible stock is available.
Placement is time-limited for paid featured products. Details, price, and how to add it: Premium and featured ads.
Only listings that are publicly live appear in search results, map browse, and related discovery. Drafts, unpaid holds, withdrawn, or inactive stock are for the owner - not shoppers.
Professional listings may also need agent or agency verification before they show publicly. See Property Listings Guide and Account Support.
On listings results, buyers can choose how to sort within each band. Options include:
- Ranking (default) - featured and quality order within bands
- Price: low to high or high to low
- Newest first / oldest first
- Size: smallest or largest first
- Recently updated
Sort reorders within the rules above. Choosing "newest" does not put a non-featured listing ahead of active featured inventory in that results set.
Location, buy vs rent, price, bedrooms, property type, amenities, and related filters run before ordering. Ranking only applies to properties that match what the buyer asked for.
Agency or agent profile pages can further narrow results to that brand or person when the buyer is browsing from those pages.
Map browse follows the same public visibility rules and similar priority for featured stock, with a practical cap on how many pins load for speed.
The home page Featured section highlights eligible featured properties for sale or rent. Other home strips (for example property-type landings) showcase relevant stock and may prefer featured inventory when it fits the section.
What agents can control
- Keep the listing active and complete - strong photos, clear price, correct location and amenities improve both discovery match and conversion once someone clicks through (views and leads).
- Stay verified where required so professional stock remains publicly visible.
- Consider featured placement when you want priority surface time in the eligible bucket - especially in competitive suburbs.
- Update when facts change - price, status, and copy should stay current so buyers trust the listing they sort into.
FAQ
Can I buy a permanent #1 position forever?
No. Featured placement gives priority for an active paid window (and may be combined with managed ads). After the placement period ends, the listing returns to ordinary active ordering while remaining live unless you sell, rent, or withdraw it.
Why is my competitor above me in the same price band?
They may be featured, match filters more cleanly, or sit ahead within the same band after the buyer's sort (and Impahla's within-band refinements). Order can also change as stock turns over during the day.
Do sold listings disappear immediately?
When sold or rented inventory is shown for a browse mode, it is ordered after available stock. Exact presentation can vary by product rules and feature settings over time.
